WHAT BOOK BY OWNER DOES

Book by Owner (BBO) provides guest communication and ground services for vacation rentals where the owner of the property provides the booking.

BBO provides 3 core services:

  1. Guest Communications and emergency response
  2. Inspections (check for damages and guest readiness)
  3. Schedules Services (Cleanings, Maintenance)

BBO Provides these benefits to Homeowners:

Shortly after the owner or a booking agency books the guest – BBO takes over and communicates with the Guest on arrival instructions and house rules. BBO sends the guest a map and codes to enter the property via keyless entries along with a 24/7 phone number in case there are any issues checking in. BBO also stays in touch with the guest during the stay to ensure a great experience and a great review.

BBO has developed the expertise, processes and proprietary software to efficiently deliver these services.   It is a critical requirement that the BBO owner/operator must live in the territory.

WHY BOOK BY OWNER

Over 14 years ago Book By Owner (BBO) recognized this trend and focused efforts not in competing with VRBO but in complementing them by providing a flat fee for ground services. BBO now serves hundreds of properties in many different resort towns and is expanding throughout the USA. The BBO Franchisee is a resident and member of the community and is also a business owner (not a salary manager working for another person). The property owner is also a business owner so there is a natural connection with the clients. BBO has produced the proprietary software tools and processes to deliver the services efficiently. The clients are very “sticky”, meaning once they sign up they stay with BBO for a long time. The BBO model is one that continues to grow of the long-term. A BBO franchisee must be service minded and really care about their clients. Although most of the work is performed by sub-contractors, it is critical that the BBO Partner visit every property to really get to know it and the Owner. A BBO Franchise does not require commercial office space, a real estate license or employment of skilled labor.

HOW BOOK BY OWNER IS DIFFERENT

Book by Owner does not do the bookings or collect rent – that is left to the owner and recently to a growing number of discount booking agents.   Book by Owner does not care how often or for how much the owner rents out their property.  BBO does not need to collect or pay taxes so another cumbersome activity is avoided.

Because so many companies are now competing for the coveted “booking” service, this fee has been reducing.  These booking firms are centrally located in a corporate location (they don’t have local staff), so they simply can’t provide the man-power to service the property.  These firms prefer to partner with BBO so they can focus on their property marketing efforts and not be bothered by guest needs after they arrive.   Millions of dollars have been invested in these marketing firms so they have deep pockets and are willing to spend what-ever it takes to obtain clients.

FRANCHISE PURCHASE

New Territory:   $30,000 to $50,000 (varies by size of territory)

BBO assigns a Franchise Development Manager to each Franchise.  The Manager will train in the territory and will sign up the first 12 clients for the Franchise.

FRANCHISE FEES

  1. Royalty is 6% of gross revenue (billed monthly)
  2. Monthly Technology Fee of $200 provides software needed.
  3. Additional Fees for answering service and direct sales assistance
